Selling a Property


So you have made the decision to sell your property?  This can often be an emotional time as there is always history left behind.  Rest assured Confident Conveyancing will make this as problem free as possible.  However, firstly there are a few things that we need to do by law.

All Vendor’s must provide what is called the Contract of Sale along with the Section 32 Vendors Statement.  The Vendors Statement must be prepared in accordance with Section 32 of the Sale of Land Act.  We will ask you a series of questions to ensure that we provide correct information on this statement.  It will include critical things such as disclosure of building works and Owners Corporation details to name a few.

Next you wait until your Real Estate Agent finds you a buyer (Congratulations).  Once there is a buyer we take everything off your hands including liaising with the Purchaser’s Converyancer/Solcitor and your Bank.  We will Ensure all the correct forms are signed and completed and ensure that all adjustments are in order for that big settlement day.  We will also arrange for the Deposit to be released early via Section 27 of the Sale of Land Act should you want this. Although it is important to remember that you must qualify.
